Same estate different speeds is usually a mix of signal quality, internal wiring, Wi Fi placement and congestion. For fiber, some streets have more joints or older drops. For 4G, small changes in line of sight and band selection make big differences. Practical fixes: put router high and central, away from metal and microwaves; use Ethernet for TV and work laptops; split 2.4 GHz and 5 GHz SSIDs; update firmware; and, where possible, move to fiber or fixed wireless with external antenna. As neighbours grow, ask ISP for node split or higher capacity backhaul. A short site survey with a Wi Fi analyzer app can reveal the exact bottleneck quickly.
